Hello,
Anyone have a recommendation of a mortgage company/lender who can work with a lower credit score, no down payment, etc.? I would love to purchase my first home and get in on the $8000 credit if it is even possible before the November deadline. Any advice? I am in Minneapolis.

What can I do next?

My mom has been a mortgage loan officer for over 20 years. She is incredibly professional and will work with you to get the right loan for you, not for her. Her name is Dorie Gilbert and she works for River City Mortgage in Eagan. (she will usually meet people where it's convenient for them.) her email is ____@____.com.

Call Tom Mattaini with Marketplace Home Mortgage, he's in Mendota Heights. His number is ###-###-####.

P.S. I heard a blurb from a realtor that because this credit isn't pulling the 'numbers' the gov't was looking for, it is supposed to be upped to $15K when this one expires.

Good luck!

Hello.

It is tough to go zero down. After the mortgage meltdown most of these programs went away. VA is the only zero down program. FHA minimum down is 3.5% of that 1.5% must be your own funds. There are a few down payment assistance programs. Most are targeted towards minority, single head of household or buying a foreclosure. The Greater Minneapolis Housing Agency has some homes available that they have purchased and rehabilitated. They may have down payment assistance for these homes. I do know mortgage lenders familiar with many programs. Send me a message and I can get you their personal data.

To get the tax credit you need to close the transaction by November 30, 2009. The lender requirements have changed and it is taking longer to close transactions so having a purchase agreement executed by November 1 is wise.

Happy house hunting!

Brenda - I belong to a networking group called Business Network International. In our group is a mortgage broker who I haven't personally used but others speak very highly of him. I've been in the group just a short time and have heard several testominals from others in the group about how Wayne works with and for his clients. I checked with him about your posting and he would love to assist you.

Once you have talked with him and feel confident in the direction you are going, we have a wonderful woman realtor in our group. Her specialty is working with families to find their home. She's a very caring, wonderful person and mom!

First things first, the mortgage broker contact information is:

Wayne Lord
Bell Mortgage
Phone: ###-###-####

Best wishes to you,

FYI - the deadline is Dec. 1st, which buys you a little more time. Also, I would also be interested in this information, if you wouldn't mind passing along! Thanks.
